
The Valencian Community has seen a 77.7% increase in the formation of mortgages on homes during the month of May compared to the previous year, compared to a national increase of 54.4%, according to data published by the National Institute of Statistics (INE).
In total, 7,408 mortgages have been signed on urban properties in the Valencian Community, of which 5,583 correspond to homes. The capital loaned for these operations on homes amounted to 702.6 million euros.
Looking at the total number of properties, a total of 7,504 mortgages were established in the Valencian Community, with a capital outlay of 913 million euros. Of these, 96 were on rustic properties and 7,408 on urban properties.
Out of the 7,408 mortgages established on urban properties in May in the Valencian Community, 5,583 were on homes; 36 on plots of land and 1,789 on other types.
The number of operations that changed entities (subrogations to the creditor) was 69 and in 403 mortgages, the title of the mortgaged property changed (subrogations to the debtor). Out of the 1,873 mortgages with changes in their conditions, 1,401 were due to novation.
On the contrary, 7,939 loans on properties were cancelled in the Valencian Community. Out of these, 5,836 were related to homes, 283 to rustic properties, 89 on plots of land, and 1,731 on other urban properties.

In Spain as a whole, the number of mortgages established on homes increased by 54.4% in May compared to the same month in 2024, totaling 42,274 loans.
With the year-on-year advance in May, 40 points higher than in April (+14.4%), the signing of mortgages on homes has seen eleven consecutive months of increases.
The average interest rate on loans for homes in May was 2.91%, almost a tenth lower than in April (2.98%), which led to four consecutive months below 3%.
The average interest rate for mortgages established on homes managed to drop below 3% in February for the first time in almost two years, and in May it has managed to stay below that threshold. According to Statistics, the average term of loans on homes was 25 years in the fifth month of 2025.
The average amount of mortgages established on homes increased by 12.7% year-on-year in May, reaching 158,153 euros, while the capital loaned increased by 74.1%, the highest rate on record, with 6,685.7 million euros.
30.1% of mortgages on homes were established in May with a variable interest rate, while 69.9% were done with a fixed interest rate. The average interest rate at the start was 2.78% for variable rate mortgages and 2.97% for fixed-rate mortgages on homes.
In the month-on-month rate (May over April), mortgages on homes increased by 7.9% and the capital loaned grew by 9.5%. Additionally, the average amount of mortgage loans on homes increased by 1.5% compared to the fourth month of the year.
In the first five months of the year, the number of mortgages for home purchases increased by 23.6%, with advances of 40.5% in capital loaned and 13.7% in the average amount of credits granted.
