Asignan 5,5 millones de fondos europeos a Aumsa para 113 viviendas de alquiler social

The Generalitat and the City Council of València have agreed with the Ministry of Housing to allocate 5,501,144 euros from European Next Generation funds managed by the Valencian Community for the construction of 113 affordable or social rental homes in the city of València by Aumsa, the public company under the Department of Urbanism.

These are three projects promoted by the city council, through Aumsa, and in collaboration with the First Vice Presidency and the Department of Social Services, Equality, and Housing, which will represent a total investment of 21,732,903 euros, as reported by both administrations.

These actions are part of the call for grants for local entities for the construction of socially rented housing in energy-efficient buildings within the Recovery, Transformation, and Resilience Plan 2021-2026, funded by the EU-Next Generation EU.

This investment will be made possible through the collaboration between the Generalitat and the City Council of València, with the agreement of the Ministry of Housing and Urban Agenda, who have agreed to grant Aumsa 5.5 million euros, representing 25.31 percent of the total investment.

The Regional Secretary for Housing, Sebastián Fernández, stated that «this agreement responds to the urgent need for affordable housing in the city of València, where access has become one of the major issues for citizens.»

In response to this situation, «the Consell is making all possible means available to increase the supply both in the city of València and in other municipalities in the Valencian Community.» «We are aware that the lack of housing is a difficult barrier to overcome for many families,» he emphasized.

«MAJOR PRIORITIES»

On the other hand, the Housing Councillor of the City Council of València and President of Aumsa, Juan Giner, pointed out that «with these agreements, it is demonstrated day by day that housing policy is one of the major priorities, and all initiatives are being developed so that the Plan + Housing, which involves the construction of 1000 public protection homes, becomes a reality at the end of this term.»

To date, the Consell has awarded in the city two actions for construction, under the VIVE Plan, of 104 affordable rental homes through the granting of surface rights on a plot transferred by the City Council to the Generalitat, as well as 61 official protection homes, through a exchange competition for future work.

With this new initiative, another 113 homes will be built, with up to 50,000 euros per property allocated from Next Generation funds.

Additionally, since the beginning of the term, the Consell has acquired 124 homes in València that have been added to the public housing stock of the Generalitat and has completed the construction of another 184 homes in the La Torre neighborhood, which will be allocated for affordable rental and will be assigned «imminently.»

The collaboration between the regional and local administrations has enabled the implementation of these housing initiatives with the aim of «increasing the residential stock of affordable homes by almost 600 units and addressing the housing emergency with sustainable and long-term solutions.»

In this regard, Fernández emphasized «the clear commitment of the Consell to expand the residential stock of affordable homes and address the housing emergency with effective and long-term solutions.»

«SUBSIDIZED ACTIONS»

Specifically, the planned projects in València are on Calle Hortolanes, number 1, where 68 protected homes are expected to be built, with an investment of around 13 million euros. The surface area of the properties will range from 66 square meters to 86.83 square meters, with garages and storage rooms.

At Calle Moreras, number 10, another 41 homes will be added, with an estimated cost of eight million euros. In this case, the properties range from 71 to 114 square meters, with garages and storage rooms.

Finally, on Calle Sogueros, 6, in the Carmen neighborhood, four more homes will be built, with an investment exceeding 800,000 euros.

Fernández emphasized that these homes «are intended to become the homes of the most vulnerable groups, offering real assistance to those in need of government support to access decent housing.»

To access these homes, the maximum income of tenants under general conditions, depending on the type of property, will be at most three times the Public Indicator of Multiple Effect Incomes (IPREM) or two times the IPREM.

For large families (general category) and people with disabilities, the family unit’s income will be at most four times the IPREM. For large families (special category) and people with severe disabilities, the income will be at most five times the IPREM.
